The transfer of the title of the ownership of the property is applied for at the Register of Deeds. More popularly called the ROD, the government agency has set a list of transfer of title requirements that applicants must comply with.
Before proceeding to the requirements, please be aware that there are other charges that you must be prepared of aside from the selling amount of the property. Here are the other fees that are often shared by the seller and the buyer of the property:

Back to the Transfer of Title requirements, you must prepare the following documents and submit it to the Register of Deeds (ROD) or the Land Registration Authority (LRA) where the property is located. It is the buyer of the property that processes the submission of the requirements and pays for the Transfer of Title Fee:
- Deed of Conveyance
- Deed of Absolute Sale
- Copies of IDs of all signatories
- Official Receipt of Notary Public used to notarize the Deed of Sale
- Certified True Copy of the Original Land Title
- Tax Clearance
- Latest Tax Declaration
- Clearances from the Home Owners Association, if applicable
- Birth Certificate
- Certificate of No Marriage or Marriage Certificate
The processing of the transfer of the land title at the ROD or LRA often takes between 20 to 30 days before you can get the documents.
