If you are planning to buy a house soon, it is best to start familiarizing the processes in the property purchase. It includes the transfer of the title or ownership of the property under your name.
The first step is to secure an Electronic Certificate Authorizing Registration or eCAR from the Bureau of Internat Revenue. There are BIR eCAR requirements that you must prepare and submit to the tax-collecting body.
After the release of the eCAR, along with the other Transfer of Title requirements, submit them to the Register of Deeds (ROD) or the Land Registration Authority (LRA). After 20 to 30 days, your documents will be released and you will have to process the new Tax Declaration Certificate under your own name.
There are Tax Declaration requirements that you must prepare and submit to your local assessor’s office. Make sure to prepare all the documents needed in every phase to ensure a smooth process.
Here are the Tax Declaration requirements you must prepare and submit to the local assessor’s office:
- Original copy and photocopy of the new land title
- Duplicate copy and photocopy of the Certificate Authorizing Registration (CAR) from the BIR
- copy of the old title named under the previous owner
- Tax Clearance
- Deed of Conveyance
- Photos of the property bought
- Certified True Copy of the New Tax Declaration
- Business Tax Receipt or Business Permit, if the previous owner is a corporation
- Duplicate copy and photocopy of the Certificate Authorizing Registration (CAR) from the BIR
